How it works in Ireland

When you reach a stage listed in your letter of offer, such as foundations or roof level, you ask the lender for the next payment. The lender wants independent evidence that the work is done. That is the stage certificate: a signed statement from a professional the lender accepts, normally the architect or engineer supervising the build, that the stage is complete.

The lender then checks the conditions and may send a valuer. Once satisfied, it releases the money, usually to your solicitor. The certificate is one input, not a guarantee. It confirms progress; it does not itself promise payment.

If you opt out of assigned certification, agree with the lender in advance who will act as the certifying professional, since the lender must accept them. Their fee and their availability on short notice are worth agreeing early.

Allow time. Between the work being finished, the certificate being issued and the funds arriving, days or weeks can pass, and builders do not always wait. Plan cash for the gap.

What to ask

Before you start, ask your lender exactly which professional it accepts, what form the certificate takes and what else it needs with it, such as a valuation, insurance evidence or photographs. Ask the professional what notice they need to inspect and how long the certificate takes to issue. Keep every certificate with your mortgage papers, since the final release often asks for the full set along with compliance documents.

A common mistake

Booking the certifier only when you want the money, then finding they cannot visit for a week. Tell them the stage dates in advance so an inspection and certificate are ready the day the work is finished.
